One of our design partners recently connected us with a family who was moving to Southeastern Pennsylvania from New England. They were thinking ahead and wanted to avoid creating a big mess after the move. They put their designer in charge of getting the new home move-in ready.
When a house needs a lot of prep work to welcome its new owners, timing is everything. The various contractors have to work in a specific order to stay out of each other’s way and to make sure nothing has to be redone. Painting for a Home’s New Owners
Our new homeowners had only visited the house a few times before their settlement date, so they relied on their designer to get the house up to date. Modern technology makes communication and coordination almost effortless, even when the parties are several states away from each other. The entire Lauro team is connected through project management tools so that we are always looped in with the designer, homeowners, and all the other contractors.
An empty house is an exciting blank slate. There are amazing opportunities for customization during the design phase. In this move from out of state, the owners were looking for style updates, new lighting fixtures, and some highly personalized features.
The electric work was a significant aspect of the project, which is important for painting contractors to understand. Electricians have to work inside the walls and ceilings, so we are always careful not to paint anywhere that new wiring might be planned. We also stay out of the bathrooms while plumbers and remodelers are at work, and we wait for kitchen upgrades and appliances to be installed before we begin painting in there.
While we are often the last contractor for many areas of an empty home, we do try to get as much done as possible while working around the other trades. In this case, the designer had a time-intensive wallpaper plan for the dining room. The electrician prioritized that space to get all the wiring and lighting finished so that we could begin prepping the walls to hang wallpaper. Although we still had painting to do in that room, we stepped away during the wallpaper hanging so that there weren’t too many things going on in there at once.
Painting for a Move: Focus on the Details
It’s pretty common for people to think about the rooms everyone will see when they start planning for a move. They often envision getting the kitchen, dining, and living areas painted first so that they can fully decorate and get ready to invite everyone over for an open house.
Although we love to help homeowners achieve their vision for those rooms, there might be some less visible priorities. For example, we advise getting the bedrooms ready first if at all possible. No one wants to unpack all their clothes only to empty the closets again in a few weeks to have them painted. Closets, bedroom walls, and the family’s main bathrooms are always high on the list for getting finished before the move-in date.
Our recent out of state move was for a family, so the top priority was making sure the kids’ bedrooms, bathrooms, and shared spaces were completely finished before arrival. The parents knew that it would ease the transition if the kids could immediately feel comfortable and at home as soon as they walked through the door.
The family completed their move while some of the updating work was still taking place. Since our communication with the homeowners, designer, and other contractors had been so open and continuous for several weeks already, there were no surprises. Everyone was already on the same page, and now it was time to work through a few small adjustments before putting the finishing touches on their beautiful new home.
